We believe that private capital can do public good and that a reasonable return on investment is the reward for a job well done and serving a genuine need. We believe that the investment return we achieve reflects the value we add to our tenants’ lives.

Our funding is provided by a circle of known investors who share our very long time horizons and still expect to be invested with us in 50 years’ time. Our model is simple and is based purely on cash flows, mainly government backed. We do not speculate on capital gains as we do not anticipate selling any of our holdings.

Our strategy includes new builds, conversion of commercial buildings and buying turnkey blocks. These projects can require shorter term funding (1-3 years) to facilitate quick completion before recapitalising with longer term fixed rate lending. We typically fix rates for 25 years leaving us free to ignore the latest movements of interest rates and inflation to concentrate on serving our tenants, keeping voids and arrears and costs under control and providing our backers with a reasonable return.

As a responsible long term landlord we are open to partnerships and joint ventures with housing charities and homeless charities giving access to stable permanent housing for clients in return for investment.
