We never have and never will charge fees for viewing, reserving, applications, tenancy agreements, inventories, referencing, guarantors, deposit protection or whatever other fees the other bandits dream up.
The rent for your home is what you pay plus normal utilities and council tax.
When you move in, your new home will have been professionally cleaned, the carpets will have been shampooed and you will get two full sets of keys. We paint and decorate regularly and as most tenants stay for a while your new home will probably have been freshly painted.
We ask for a small deposit to cover the cost of replacement locks and keys if you don’t give the keys back, cleaning if you leave the flat filthy and carpet cleaning at the end of the tenancy. The maximum charges are clearly explained in your agreement.
We expect you to pay your rent up until the date you leave which is why we don’t ask for the last month’s rent in your deposit. If you are in arrears when you leave you won’t get a reference and we will use the courts to pursue any debt. Fair enough?
If you are receiving Housing Benefit or Universal Credit don’t worry. We will work out a plan and ask you to stick to the plan until your claim is processed. Provide us with your claim number so we can discuss your claim with the benefits teams and get updates directly from them.
We also work with local housing charities and will try our best to say yes when most landlords say no.
